Water System Inspection Services

Know What You’re Buying. Protect What You Own.

There’s nothing worse than discovering water system problems after buying a home – especially when your inspector didn’t catch them. That’s where The Pump Man comes in.

We offer professional water system inspections built specifically for homes with private wells. Whether you’re a new homebuyer, a seller getting ready for closing, or a current homeowner who just wants peace of mind, we give you the full picture – and an honest opinion you can rely on.

Most home inspectors aren’t certified in private well systems and don’t carry the tools to test a pump, tank, or wellhead the way we do. As NYS DEC certified well specialists (License #NYRD10652), this is what we do every single day.

What Makes Our Inspections Different?

Most home inspectors give your well system a glance and a checkmark. They aren’t certified in private wells, and they don’t carry the meters to test what’s actually happening inside the pump and tank. We do — every single day.

As NYS DEC certified well specialists, we go past the visual check. We test, measure, and read the electrical signs that tell us whether your pump is healthy or quietly heading toward failure. That’s the difference between catching a problem now and getting hit with a no-water emergency after you’ve already signed.

You Walk Away Knowing:

  • The true condition of your pump, tank, and wellhead
  • Whether anything is about to fail — before it does
  • Where you stand on Board of Health and safety items
  • Exactly what (if anything) needs to be fixed, in plain language

The Pump Man offers Water System Inspection Services

What Our Water System Inspection Includes:

1. Full pump and pressure tank inspection

We check age, wear, performance, and installation layout.

2. Electrical system check

We test wiring, control boxes, and pressure switches for proper function and safety.

3. Pump health testing using electrical diagnostics

Using professional-grade meters, we check for:

  • Motor winding resistance (ohms)
  • Amperage draw during startup and run
  • Ground faults or insulation breakdown

These are signs the average inspector won’t know to check, and can reveal hidden problems before they become failures.

4. Tank cycling test

We verify proper pressure settings and detect issues with short cycling, which can shorten pump life.

5. Wellhead inspection for Board of Health compliance

Including:

  • Well casing height (above grade)
  • Sealed cap condition
  • Location of vents, wiring, and electrical conduit

6. Check valve & backflow inspection

We verify proper placement of spring-loaded check valves and backflow prevention devices.

7. Pressure relief valve review

Required by code — and often missing in older systems.

8. Basic water quality test (optional)

We’ll collect a water sample for basic in-house analysis to identify signs of iron, hardness, or contamination.

9. Written or verbal report options

  • Verbal walk-through: For buyers/sellers who want an informal overview
  • Full documentation: For banks, lawyers, or closing records (includes written report)

Why a Real Inspection Matters

A standard home inspector glances at your well system and moves on. We test it. The electrical diagnostics above — motor winding resistance, amperage draw, ground faults — catch failures that are weeks or months away but invisible to the eye. Finding them before you close, or before you list, is the difference between a small fix now and an emergency no-water call later.

Whether it’s for a real estate sale, a Board of Health requirement, or your own peace of mind, you get a clear answer on the true condition of the pump, tank, wellhead, and water — from a certified specialist who works on these systems every day.

Water System Inspection – Frequently Asked Questions

Isn’t a regular home inspection enough?

For the well system, usually not. Most home inspectors aren’t certified in private wells and do a visual check at best. They don’t test motor winding resistance, amperage draw, or ground faults – the electrical signs that reveal a pump heading toward failure. Those are the problems that turn into a surprise no-water call after you’ve already bought the home.

What does your inspection actually cover?

The full system: pump and pressure tank condition, electrical and control box, pump health using professional electrical diagnostics, tank cycling, wellhead and Board of Health items, check valves and backflow, the pressure relief valve, and an optional basic water quality test. You can get a verbal walk-through or full written documentation.

Do I need an inspection to buy or sell a home?

It’s smart on both sides. Buyers protect themselves from inheriting an expensive failure. Sellers get ahead of issues and can provide documentation that keeps the closing moving. Some banks and county health departments also want the system reviewed before a sale closes.

Will you put the inspection in writing for my bank or attorney?

Yes. We offer a verbal walk-through for buyers and sellers who just want an overview, or full written documentation for banks, lawyers, and closing records.

Can the inspection cost go toward repairs?

It can. If you hire us for upgrades, filtration, or repairs based on what the inspection finds, we apply part or all of the inspection cost toward that job. It’s an investment that can pay for itself.

Do you check the wellhead for Board of Health compliance?

Yes. We check casing height above grade, the condition of the sealed cap, and the location of vents, wiring, and electrical conduit – the wellhead items that come up in a Board of Health review.
